Detached Homes 2012 Monthly Statistics

Every month the Toronto Real Estate Board (TREB) publishes sales statistics for resale homes.  The monthly TREB housing statistics are helpful in understanding overall activity,  however  since it included statistics from Mississauga, Durham, Vaughan, Brampton, etc. it did not address specific geographical areas or housing types.   Here you will find a further breakdown of those numbers which will focus on the following key metrics:

  • City of Toronto
  • Toronto East
  • Detached Homes

By drilling down on specific sections of Toronto I believe it will allow both buyers and sellers a more accurate assessment of the direction of their housing market.  If you are looking at Toronto East, it includes some of the following neighbourhoods:

  • The Beaches
  • East York
  • Guildwood
  • East End Danforth
  • South Riverdale
  • Birch Cliff – Cliffside
  • Danforth Village – East York

Here is what I see in these numbers:

SELLING

  • Certainly the spring was the best time to sell with months of March, April and May posting large number of sales, higher average prices, lower days on market and higher listing to selling price.
  • November and December seemed to the worst time to sell with increased days on market, lower average prices and reduced number of sales.

BUYING

  • If you are looking for a great time to buy November, December and August looked like the best time to buy.  With fewer buyer competition homes took longer to sell, got less than asking price and average prices were down.
  • The spring is always the most active with March, April and May driving this buying spree.   With lots of buyer competition expect higher average selling prices, shorter days on market and higher listing to selling prices.

It is important to consider when looking at these statistics is that some of Toronto’s east end neighbourhoods hold their value more than others.   This is where I provide for my clients the same statistical metrics but on a specific neighbourhood.  This is a great tool as we can look at the numbers and get a updated analysis of pricing and the best time to purchase or sell.  If you are considering a specific neighbourhood contact me and we can talk about building one for you.
