Semi-Detached 2014 Toronto East Monthly Housing Statistics

It’s hard to believe that I am now into my 3rd years or publishing housing statistics.  My motivation for providing these numbers was that the Toronto Real Estate Board (TREB) provided monthly statistics however these statistics were very broad in that they included sales from Mississauga, Durham, Markham and Vaughan, which did not accurately reflect how the market was performing within the City of Toronto.

Overall you will find that housing prices are certainly more affordable than what you would find in Toronto’s central neighbourhoods.  But in saying this you will find some high demand neighbourhoods which include:

  • Danforth East
  • The Beaches
  • East York
  • Riverdale
  • Leslieville
  • Guildwood
  • Birchcliff

Now, if you are considering a semi-detached home the obvious point is that you will be sharing a common wall.   I have sold a number of semi-detached home to buyers and for most they have had no issues with their neighbours.    But in saying that there have been those who have experienced some real difficulties.

This  is a photo which I took this spring of hoarder’s house in The Beaches.  City crews, in full hazmat suits, have just started their third bin when I snapped this one.

Overall, you will find a semi-detached home will meet most families needs and are certainly more affordable than a detached home.  So whether you are urban or suburban you can find the right semi in Toronto’s east end.   Have a look our statistics and you can start seeing how sales are trending.
